PUBLIC NOTICE - - - SALE BY SHERIFF JUDICIAL ADVERTISEMENT THAT CERTAIN PORTION OF GROUND BEARING MUNICIPAL NUMBER 7975 WALES ST, CITY OF NEW ORLEANS, IN THE MATTER ENTITLED: AMERICAN NEIGHBORHOOD MORTGAGE ACCEPTANCE COMPANY, LLC VERSUS BOBBY CARTER A/K/A BOBBY LEON CARTER, SR. C I V I L D I S T R I C T C O U R T F O R P A R I S H O F O R L E A N S Case No: 2025-10042 By virtue of a Writ of Seizure and Sale directed to me by the Honorable Judges of Civil District Court for the Parish of Orleans, in the above entitled cause, I will proceed to sell by public auction, on the ground floor of the Civil District Court Building, 421 Loyola Avenue, in the First District of the City on May 28, 2026, at 12:00 o'clock noon, the following described property to wit: ONE CERTAIN LOT OF GROUND, together with all the buildings and improvements thereon, and all the rights, ways, privileges, servitudes, appurtenances and advantages thereunto belonging or in the THIRD MUNICIPAL DISTRICT of the CITY OF NEW ORLEANS, STATE OF LOUISIANA, in Grove 11, Section 10 of the New Orleans Lakeshore Land Company Tract, which said lot is designated as LOT NO. 8 B 2, being a resubdivision of Lot No. 8 B, in accordance with the resubdivision plan made by Mandie Surveying, Inc., Planning Commission under Docket No. 131/84, dated March 13, 1984, registered in C.O.B: 795, folio 696, and according thereto, said lot is in a square which is bounded by Hayne Boulevard, Edward Street, St. Charles Road, Wales Street, Curran Road, Ebbtide feet front on Wales Street, same width in the rear, by a depth of 200 feet between equal and parallel lines. And according to a survey made by Gilbert, Kelly & Couturie, Inc., Surveying & Engineering, dated April 25, 1985, said lot has the same designation, location and dimensions as mentioned above, except said lot is shown to commence at a distance of 910.40 feet from the corner of Edwards Street and Hayne Boulevard; subject to restrictions, servitudes, rights of way and outstanding mineral rights of record affecting the property. WRIT AMOUNT: $266,221.26 Seized in the above suit, TERMS - CASH. The purchaser at the moment of adjudication to make a deposit of ten percent of the purchase price, and the balance within thirty days thereafter.
