PUBLIC NOTICE - - - SALE BY SHERIFF JUDICIAL ADVERTISEMENT THAT CERTAIN PORTION OF GROUND BEARING MUNICIPAL NUMBER 2623 FRANKFORT STREET, THIS CITY, IN THE MATTER ENTITLED: WELLS FARGO BANK, N.A. vs DERRICK DOOLEY, (A/K/A DERRICK DOOLEY, SR.) AND JONATHAN BURDEN AND ANGEL BUCKHALTER SHULTERBRANDT, (A/K/A ANGEL BUCKHALTER, ANGEL NEU, ANGEL SHULTERBRANDT) C I V I L D I S T R I C T C O U R T F O R P A R I S H O F O R L E A N S Case No: 2025-2688 By virtue of a Writ of Seizure and Sale directed to me by the Honorable Judges of Civil District Court for the Parish of Orleans, in the above entitled cause, I will proceed to sell by public auction, on the ground floor of the Civil District Court Building, 421 Loyola Avenue, in the First District of the City on November 20, 2025, at 12:00 o'clock noon, the following described property to wit: THAT CERTAIN PIECE OR PORTION OF GROUND, together with all the buildings and improvements thereon, and all the rights, ways, privileges, servitudes, appurtenances and advantages thereunto belonging or in anywise appertaining, situated in the THIRD DISTRICT of the CITY of NEW ORLEANS, STATE OF LOUISIANA, in SQUARE NO. 5294, bounded by Frankfort and Eads Streets, Franklin Avenue and South Avenue, designated as LOT “E-4” on plan of subdivision by F.C. Gondolfo, Jr., Surveyor, dated January 5, 1944, annexed to act before Frank Macheca, Notary Public, dated February 18, 194, according to which, said lot commences 135 feet from the corner of Frankfort Street and Franklin Avenue and measures 46 feet front on Frankfort Street, 46 feet, 4 inches and 4 lines in width in the rear, by a depth on the sideline nearer Franklin Avenue of 90 feet, 11 inches and 2 lines and a depth on the other sideline of 101 feet, 9 inches and 5 lines. According to a survey by Gilbert, Kelly, Surveyors, dated June 20, 1946, redated March 7, 1970, said property is situated in the same district and square and has the same boundaries and designation as above and measures 45 feet front on Frankfort Street, 46 feet, 4 inches and 4 lines in width in the rear, by a depth on the sideline nearer Franklin Avenue of 90 feet, 11 inches and 2 lines title; 95 feet, 11 inches and 2 lines actual and a depth on the other sideline of 101 feet 9 inches and 5 lines and commences at a distance of 135 feet from the corner of Frankfort Street and Frankline Avenue. According to a plat of survey by J. J. Krebs & Sons, Surveyors, dated January 31, 1959, annexed to an act passed before Numa V. Bertel, JR., Notary, dated March 3, 1959, said Lot E-4 measures 46 feet front on Frankfort Street, 46 feet 4 inches and 4 lines in width in the rear, 95 feet, 44 inches and 2 lines in depth on the sideline nearer Franklin Avenue and 101 feet, 9 inches and 5 lines in depth on its side nearer Eads Street. Having a municipal address of 2623 Frankfort Street, New Orleans, LA 70122. WRIT AMOUNT: $52,584.34 Seized in the above suit, TERMS - CASH. The purchaser at the moment of adjudication to make a deposit of ten percent of the purchase price, and the balance within thirty days thereafter.
