PUBLIC NOTICE - - - SALE BY SHERIFF JUDICIAL ADVERTISEMENT THAT CERTAIN PORTION OF GROUND BEARING MUNICIPAL NUMBER 318 LAKE MARINA AVENUE (A/K/A LAKE MARINA DRIVE) UNIT 116, THIS CITY, IN THE MATTER ENTITLED: THE PIER 8 CONDOMINIUM ASSOCIATION, INC. vs BRAD STEPHEN BUCKNER C I V I L D I S T R I C T C O U R T F O R P A R I S H O F O R L E A N S Case No: 2025-1448 By virtue of a Writ of Seizure and Sale directed to me by the Honorable Judges of Civil District Court for the Parish of Orleans, in the above entitled cause, I will proceed to sell by public auction, on the ground floor of the Civil District Court Building, 421 Loyola Avenue, in the First District of the City on November 13, 2025, at 12:00 o'clock noon, the following described property to wit: THAT CERTAIN CONDOMINIUM UNIT 116 of PIER 8 CONDOMINIUMS, created by an Act before Henry J. O’Connor, Jr., Notary Public, dated May 5, 1981, registered June 9, 1981, in COB 773-J, folio 486 of the conveyance records for the Parish of Orleans, State of Louisiana consisting of condominium Unit 116 together with its appurtenant 1.0524% interest in the common elements as designated and shown on the plan of Walker & Avery, Inc., dated April 25, 1980, revised August 12, 1980 and May 1, 1981 annexed as exhibit A-1 to the Declaration of Condominium referred to hereinabove, which said declaration affects the immovable property and improvements thereon situated and more fully described as follows: A CERTAIN PIECE OR PORTION OF GROUND, situated in the STATE OF LOUISIANA, PARISH OF ORLEANS, SEVENTH DISTRICT, WEST END TRACT, designated as LOT 56-A, being bounded by North Lake Avenue, Regent Street, West Robert E. Lee Blvd, and the Hazeur Tract, and is more particularly described as follows: Commences at the intersection of the Southerly right-of-way line of North Lake Avenue and the Westerly right-of-way line of Regent Street, proceed thence in a Westerly direction a distance of 764.95' feet to a point, the point of beginning; continue thence along said line of North Lake Avenue, still in a westerly direction, a distance of 257.13' to a point on the easterly line of the Hazeur Tract, thence in a Southerly direction a distance of 257.92' feet to a point; thence in an Easterly direction of 242.22' feet to a point thence in a Northerly direction a distance of 27.96' to a point; thence in a Northeasterly direction a distance of 60.83' feet to a point; thence in a Northerly direction a distance of 140' feet to a point, thence in a Northerly direction a distance of 106.55' feet to the point of beginning, all as more fully shown on a survey of Walker & Avery, Inc., dated April 25, 1980 revised August 12, 1980 & May 1, 1981. Together with a servitude of passage over parcels C-1 and B-2 in favor of former Lot 56 (now a part of Lot 56-A) created by act before Ivy A. Smith, Jr., Notary Public, dated April 24, 1960, registered in COB 635, folio 222, of the Conveyance records for the Parish of Orleans, State of Louisiana. The improvements thereon bear municipal 318 Lake Marina Drive, Unit 116, New Orleans, Louisiana. Being the same property acquired by Brad Stephen Buckner by act before David R. Rizzo, Notary Public, dated June 12, 2009, registered at CIN 436607, NA #09-25175. WRIT AMOUNT: $17,278.29 Seized in the above suit, TERMS - CASH. The purchaser at the moment of adjudication to make a deposit of ten percent of the purchase price, and the balance within thirty days thereafter.
