PUBLIC NOTICE - - - SALE BY SHERIFF JUDICIAL ADVERTISEMENT THAT CERTAIN PORTION OF GROUND BEARING MUNICIPAL NUMBER 1321 CALHOUN STREET, THIS CITY, IN THE MATTER ENTITLED: B1 BANK VERSUS JOSEPH ROBERT KOVELESKIE, JENNIFER CONOVER PAGE, AND DIFFICULT AIRWAYS, L.L.C. C I V I L D I S T R I C T C O U R T F O R P A R I S H O F O R L E A N S Case No: 2024-11469 By virtue of a Writ of Seizure and Sale directed to me by the Honorable Judges of Civil District Court for the Parish of Orleans, in the above entitled cause, I will proceed to sell by public auction, on the ground floor of the Civil District Court Building, 421 Loyola Avenue, in the First District of the City on October 30, 2025, at 12:00 o'clock noon, the following described property to wit: A CERTAIN PIECE OR PORTION OF GROUND, together with all the buildings and improvements thereon, and all the rights, ways, privileges, servitudes, appurtenances and advantages thereunto belonging or in anywise appertaining, situated in the Sixth District of the City of New Orleans, Parish or Orleans, State of Louisiana, in Square No. 51 thereof, bounded by Calhoun, Pitt and Prytania Streets and Henry Clay Avenue, which piece or portion of ground commences at a distance of 57 feet, 10 inches and 3 lines from the corner of Prytania and Calhoun Streets and measures then 72 feet, 10 inches and 3 lines front on Calhoun Street, same width in the rear, by a depth on the sideline nearer to and parallel with Prytania Street of 131 feet, 5 inches and 6 ¾ lines; and a depth on the sideline nearer to Pitt Street of 130 feet, 8 inches and ¼ line; said portion of ground being composed of the Lots designated by the NOS. 13 AND 14 on a sketch annexed to an act of sale by The Parkside Improvement Company, Ltd. , to John J. Baehr and John R. Loomis, passed before H.L. Loomis, Jr., late Notary Public, on April 16, 1904, and of a further strip designated by the LETTER “A” on a plan drawn by E.L. Eustis, Deputy City Surveyor, dated December 15, 1915, a copy of which is attached to an act of sale by Mrs. Alice C. Palfrey Ivy to John L. Many, Jr., passed before Lawrence M. Janin, Notary Public on January 14, 1916. The improvements thereon bear Municipal No. 1321 Calhoun Street, New Orleans, Louisiana (the “Calhoun Property”). WRIT AMOUNT: $921,523.43 Seized in the above suit, TERMS - CASH. The purchaser at the moment of adjudication to make a deposit of ten percent of the purchase price, and the balance within thirty days thereafter.
