PUBLIC NOTICE - - - CITY OF ST. GEORGE BY COUNCIL MEMBER MURRLL: ORDINANCE NO. 2026 - 009 TO AUTHORIZE THE CONDITIONAL USE OF LOT X OF THE ALEX TERRELL TRACT FOR A HOME OCCUPATION AND TO PROVIDE FOR RELATED MATTERS (15354 Terrell Road) WHEREAS, an application for Conditional Use Permit was made by Daniel Jones to allow for the operation of Fireside Films LA, LLC, a video production company, out of his residence located upon Lox X of the Alex Terrell Tract; WHEREAS, Lot X of the Alex Terrell Tract is zoned Rural and the land use is designated Low Density Residential; WHEREAS, the surrounding properties are also zoned Rural and the surrounding land use is designated Low Density Residential, Commercial, High Density Residential, and Undeveloped; WHEREAS, the proposed conditional use is consistent with the Residential Neighborhood future land use designation under the FutureEBR plan currently in effect for the Parish of East Baton Rouge, which may differ from the 2050 Comprehensive Plan currently under development for the City of St. George; WHEREAS, on April 6, 2026 a public hearing of the Zoning Commission was held after which the Commission recommended the approval of the application for Conditional Use Permit; WHEREAS, the Council desires to approve the application for Conditional Use Permit and allow for a Home Operation upon Tract X of the Alex Terrell Tract. BE IT ORDAINED by the St. George City Council, State of Louisiana as follows: Section 1: Subject Property. The Subject Property is Lot X of the Alex Terrell Tract (1534 Terrell Road) as more fully described in Exhibit A attached hereto and made a part hereof. Section 2: Conditional Use. The application for Conditional Use Permit made by Daniel Jones to allow for the operation of Fireside Films LA, LLC, a video production company, out of his residence located upon the Subject Property is hereby approved subject to the conditions identified in the City of St. George Municipal Services Staff Report for Case No. CU-26-0003 distributed March 30, 2026. Section 3: Conflicts. The specific terms and conditions of this Ordinance shall prevail against other ordinances of the City of St. George to the extent that there may be any conflict. Except for the foregoing, the use of the Subject Property is subject to the terms of all applicable ordinances and regulations of the City of St. George, including any amendments thereto. Section 4: Severability. If any section, subsection, sentence, clause, or provision of this Ordinance is declared by a court of competent jurisdiction to be invalid, such declaration of invalidity shall not affect the validity of the Ordinance as a whole, or parts thereof, other than the part declared invalid. The remainder of the Ordinance shall not be affected by the declaration of invalidity and shall remain in force and effect. Section 5: Effective Date. This Ordinance shall be effective upon publication.
