Sbisa, III, has petitioned this Court for authority to sell certain immovable property owned by the Succession of Charlotte Smith Sbisa. The entirety of the property will be sold at private sale in accordance with La. Code Civ. Proc. arts. 3281, 3282 and 3443, for the total price of THREE HUNDRED AND TWELVE THOUSAND DOLLARS AND NO CENTS ($312,000), cash. The Succession of Charlotte Smith Sbisa owns a one-sixtieth (1/60th) interest in the property for a price of $5200.00, and shall receive the net proceeds of the sale after deduction of certain costs including, but not limited to, real estate commission, closing costs, court costs and attorneys' fees. The immovable property proposed to be sold at private sale is described as follows: An undivided ownership interest in the following described immovable property: 1. Hwy 10, Wilmer, LA 70444. TRACT ONE: Lot No. 2, containing 104.77 acres of land in Section 37, Township 3 South, Range 8 East, Greensburg Land District, as shown on that certain map or plat prepared by J. B. Ogle, Surveyor, and recorded in COB 27 page 617 of the Conveyance Records of Tangipahoa Parish, Louisiana. Said Lot No. 2 is more particularly described as follows: Beginning at a point which bears South 20 degrees, 15’ West 20.00 chains from the most Easterly corner of said Section 37, thence South 40 degrees 15’ West, 17.19 chains; thence North 63 degrees West, 39.30 chains; thence North 40 degrees East, 36.85 chains to the Northeasterly line of said Section 37, thence South 63 degrees East 20.00 chains; thence South 40 degrees 15’ West 20.00 chains, thence South 63 degrees East 20.00 chains to the point of beginning.
