PUBLIC NOTICE - - - (Case No. CU-26-0001) CITY OF CENTRAL ORDINANCE NO. 2026-09 AN ORDINANCE GRANTING A CONDITIONAL USE PERMIT TO CONSTRUCT A NEW SELF-SERVICE STORAGE FACILITY (14362 Greenwell Springs Road) WHEREAS, application has been made for a Conditional Use Permit to construct a new self-service storage facility on a portion of Lot G, of the E. Buhler Property; WHEREAS, the 2.007-acre portion of Lot G is located at 14362 Greenwell Springs Road is zoned B-4 General Commercial/Business within the Corridor Overlay District; WHEREAS, self-service storage facilities are a conditional use in B-4 zoning districts WHEREAS, the applicant has requested no variances or waivers; WHEREAS, a public hearing was held on April 23, 2026, to discuss the application for a conditional use permit. The Zoning Commission recommended approval of the conditional use with the stipulation that all architectural standards applicable to the Corridor Overlay District are met; NOW THEREFORE, BE IT ORDAINED by the Council of the City of Central, State of Louisiana as follows: Section 1: That the subject property is hereby granted a conditional use permit to construct a new self-service storage facility on a portion of Lot G, of the E. Buhler Property as detailed in the Staff Report herein attached as Attachment A. Section 2: The new self-service storage facility must comply with all architectural standards applicable to the Corridor Overlay District. Section 3: Conflicts. The specific terms and conditions of this Ordinance shall prevail against any other ordinances of the City to the extent that there may be any conflict. Except for the foregoing condition(s), the development of the subject property is subject to the terms of all applicable ordinances and regulations of the City of Central, including any amendment thereto. Section 4: Severability. If any section, subsection, sentence, clause or provision of this Ordinance is declared by a court of competent jurisdiction to be invalid, such declaration of invalidity shall not affect the validity of the Ordinance as a whole, or parts thereof, other than the part declared invalid. The remainder of the Ordinance shall not be affected by the declaration of invalidity and shall remain in force and effect. Section 5: Effective Date. This Ordinance shall be effective upon publication. Introduced before the Council on April 12, 2026. Notice of public hearing was published in The Advocate on the 9th day of May, 2026.
