JUDICIAL ADVERTISEMENT 24TH JUDICIAL DISTRICT COURT PARISH OF JEFFERSON STATE OF LOUISIANA NO: 874-976 NEWREZ LLC VERSUS THUAN H. NGUYEN By virtue of and in obedience to a Writ of SEIZURE AND SALE from the 24th Judicial District Court, Parish of Jefferson, State of Louisiana, in the above numbered and entitled cause, dated April 24, 2026, I have seized and will proceed to sell to the highest bidder at public auction, at the Jefferson Parish Sheriff's Office Complex, 1233 Westbank Expressway, Harvey, Louisiana, 70058, on Wednesday, July 22, 2026 at 10 o'clock a.m. the following described property to wit: ONE CERTAIN LOT OR PARCEL OF GROUND, together with all of the buildings and improvements thereon and all of the servitudes, rights, ways, privileges, prescriptions, advantages and appurtenances thereunto belonging or in anywise appertaining, situated in the Parish of Jefferson, State of Louisiana, in that part thereof known as MEADOWBROOK SUBDIVISION, UNIT NO. 2, PHASE II, (which is a resubdivision of portion of original tracts 1, 2 and 3 of Oakdale Subdivision Sec. C). According to the plan of subdivision by J.J. Krebs and Sons, Inc., dated July 16, 1970, registered in COB 59, folio 32, Jefferson Parish, Louisiana. According to a plan by Rene A. Harris, C.E., dated April 6, 1971, said portion is designated as LOT 26, SQUARE 21, and said square is bounded by Blythewood Drive, Bannerwood Drive, Glenbrook Drive and Willowbrook Drive, and lot 26 commences at a distance of 61.95 feet from the comer of Glenbrook Drive and Bannerwood Drive, and measures thence 54.84 feet front on Bannerwood Drive, and by a depth of 106.86 feet on the sideline closer to Glenbrook Drive, and by a depth on its opposite sideline of 172.85 feet; said lot having widths in the rear (1st) 10 feet (2nd) 7.17 feet, (3rd) 82.50 feet, and lastly 15 feet. And according to a survey by Gilbert, Kelly & Couturie, Inc., Surveying and Engineering, dated August 29, 1986 (“Property”) This sale is subject to all superior security interests, mortgages, liens and privileges.
