JUDICIAL ADVERTISEMENT 24TH JUDICIAL DISTRICT COURT PARISH OF JEFFERSON STATE OF LOUISIANA NO: 873-327 PENNYMAC LOAN SERVICES, LLC VERSUS MICHAEL ANTHONY ROGERS AND PAULA RICKSON BUTLER By virtue of and in obedience to a Writ of SEIZURE AND SALE from the 24th Judicial District Court, Parish of Jefferson, State of Louisiana, in the above numbered and entitled cause, dated March 5, 2026, I have seized and will proceed to sell to the highest bidder at public auction, at the Jefferson Parish Sheriff's Office Complex, 1233 Westbank Expressway, Harvey, Louisiana, 70058, on Wednesday, July 22, 2026 at 10 o'clock a.m. the following described property to wit: THAT CERTAIN PIECE OR PORTION OF GROUND, together with all the buildings and improvements thereon, and all the rights, ways, privileges, servitudes, appurtenances and advantages thereunto belonging or in anywise appertaining, situated in the State of Louisiana, in the Parish of Jefferson, in that part thereof known as Claiborne Gardens Subdivision, said portion being designated as Lot 19 of Square 104. According to a plan by Rene A. Harris, C.E., dated July 7, 1970, Square 104 is bounded by East Claiborne Parkway, East Clark Lane, West Krueger and Stilwell Lane. Lot 19 commences at a distance of 124.08 feet from the comer of Stilwell Lane and East Claiborne Parkway and measures thence 66 feet front on East Claiborne Parkway, with a width in the rear of 45.32 feet, by a depth on the sideline closer to East Clark Lane of 105 feet, and a depth on the opposite sideline of 104.74 feet. The improvements thereon bear the Municipal Number 9433 East Claiborne Parkway, Westwego, Louisiana 70094. Being the same property acquired by Michael Anthony Rogers and Paula Rickson Butler from Succession of Ella Baker Gros, a/k/a Ella Baker Groom, a/k/a Ella Baker Key by act dated April 27, 2018, duly registered in the conveyance records of Jefferson Parish, Louisiana. THIS ACT IS FURTHER MADE, EXECUTED AND ACCEPTED SUBJECT TO THE FOLLOWING: 1. Restrictions as contained in an act before Richard C. Brown, N.P., dated May 4, 1966, registered in COB 639 folio 520, and Amendment to Restrictions by act before C.J. Champagne, N.P., dated September 23, 1969, registered in COB 706 folio 881, on November 3, 1969, Jefferson Parish, Louisiana. 2. The utility servitude of five (5`) feet across the entire rear width of the subject lot as shown on the plan by Rene A. Harris, C.E., dated July 7, 1970. The reference to or enumeration of which shall not serve to interrupt or revive prescription thereon, recognize the validity thereof. or acknowledge, ratify or confirm same.
