JUDICIAL ADVERTISEMENT 24TH JUDICIAL DISTRICT COURT PARISH OF JEFFERSON STATE OF LOUISIANA NO: 872-386 GATEWAY MORTGAGE GROUP, A DIVISION OF GATEWAY FIRST BANK VERSUS TRACIE PERCLE SOWELL AND LARK ANDREW SOWELL By virtue of and in obedience to a Writ of SEIZURE AND SALE from the 24th Judicial District Court, Parish of Jefferson, State of Louisiana, in the above numbered and entitled cause, dated January 30, 2026, I have seized and will proceed to sell to the highest bidder at public auction, at the Jefferson Parish Sheriff's Office Complex, 1233 Westbank Expressway, Harvey, Louisiana, 70058, on Wednesday, April 29, 2026 at 10 o'clock a.m. the following described property to wit: One certain piece or parcel of ground, together with all the buildings and improvements thereon, situated in the Parish of Jefferson, State of Louisiana, FORMALLY 27 AND 20 AND PORTIONS OF LOTS 19 AND 20, UNIT #1, MODERN FARMS SUBDIVISIONS and now known as WILLOW WOOD SUBDIVISION, as per Plan by Wilton J. Dufrene, L.S., dated 7/15/82, and approved by the Jefferson Parish council ordinance 15329, adopted 11/3/82, and recorded under Entry No. 039087, of the records of Jefferson Parish, and according to which Subdivision Plan of said property is more particularly described as follows, to-wit: LOT 7, which said lot measures 102.40` feet front on North Daryl Court, thence on a curve a second front of 14.46` feet; thence a third front on a curve of 1.79` feet for a total front of 118.65, with a width in the rear of 117.00` feet by a depth on the North line of the Subdivision (side) of 164.84` feet by a depth on the opposite sideline nearest Modern Farms Road of 171.00` feet. Said Lot 7 commences 702.00` feet from the intersection of North Daryl Court and Modern Farms Road. According to a Survey of Wilton J. Dufrene, Surveyor dated 11/16/84, lot is bounded by North Daryl Court, the North line of the Subdivision (side), East line of the Subdivision and Modern Farms Road. All in accordance with a Survey made by Gilbert, Kelly & Couturie, Inc., dated October 12, 1991. This sale is subject to all superior security interests, mortgages, liens and privileges.
