JUDICIAL ADVERTISEMENT 24TH JUDICIAL DISTRICT COURT PARISH OF JEFFERSON STATE OF LOUISIANA NO: 871-856 HANCOCK WHITNEY BANK VERSUS DOWNTOWN DEVELOPMENT GROUP, LLC By virtue of and in obedience to a Writ of SEIZURE AND SALE from the 24th Judicial District Court, Parish of Jefferson, State of Louisiana, in the above numbered and entitled cause, dated January 9, 2026, I have seized and will proceed to sell to the highest bidder at public auction, at the Jefferson Parish Sheriff's Office Complex, 1233 Westbank Expressway, Harvey, Louisiana, 70058, on Wednesday, June 24, 2026 at 10 o'clock a.m. the following described property to wit: "TO BE SOLD SEPARATELY" A CERTAIN PIECE OR PORTION OF GROUND, together with all the buildings and improvements thereon, and all of the rights, ways, privileges, prescriptions, servitudes, advantages and appurtenances thereunto belonging or in anywise appertaining, situated in Jefferson Parish, State of Louisiana, in that part thereof known as HERITAGE PLACE SUBDIVISION, and designated as LOT 1, PARCEL D-1, in accordance with a plan made by J. J. Krebs & Sons, Inc., dated April 14, 1981, and revised September 18, 1981, under Ordinance No. 14750, Entry No. 971405, COB 1005, folio 265, records of Jefferson Parish, Louisiana. Said LOT 1, PARCEL D-1 measures 35 feet front on Whitney Avenue, same width in the rear, by a depth of 131.13 feet between equal and parallel lines. PARCEL D-1 is bounded by Whitney Avenue, Hamilton Road, Cooper Road, and Square "C". According to a survey by J. J. Krebs & Sons, Inc., dated September 17, 1981, resurveyed August 30, 1982, and resurveyed November 9, 1981, to show improvements, said Lot has the same dimensions as set forth above and commences 581.13 feet from the intersection of Whitney Avenue and Cooper Road. IMPROVEMENTS THEREON BEAR THE MUNICIPAL NUMBER: 1003 WHITNEY AVENUE, GRETNA, LA 70058. AND ONE CERTAIN LOT OF GROUND, together with all the buildings and improvements thereon, and all of the rights, ways, privileges, servitudes, appurtenances and advantages thereunto belonging or in anywise appertaining, situated in the Parish of Jefferson, State of Louisiana, in that part thereof known as Heritage Place Subdivision, in Parcel D-1 thereof, in the square bounded by Whitney Avenue, Cooper Road, Square C of Heritage Place Subdivision, Landry Subdivision and Hamilton Road, designated as Lot 14, on a survey made by J. J. Krebs & Sons, Inc., dated May 13, 1982, redated July 27, 1982, August 30, 1982 and December 18, 1982, according to which said lot commences at a distance of 327.13 feet from the corner of Whitney Avenue and Cooper Road, and measures thence 18 feet front on Whitney Avenue, the same width in the rear, by a depth of 131.13 feet between equal and parallel lines. The improvements thereon bear Municipal No. 1029 WHITNEY AVENUE, GRETNA, LA 70058. This sale is subject to all superior security interests, mortgages, liens and privileges.
