JUDICIAL ADVERTISEMENT 24TH JUDICIAL DISTRICT COURT PARISH OF JEFFERSON STATE OF LOUISIANA NO: 869-278 HANCOCK WHITNEY BANK VS JACKSON AVENUE PROPERTIES, INC. By virtue of and in obedience to a Writ of SEIZURE AND SALE from the 24th Judicial District Court, Parish of Jefferson, State of Louisiana, in the above numbered and entitled cause, dated October 3, 2025, I have seized and will proceed to sell to the highest bidder at public auction, at the Jefferson Parish Sheriff's Office Complex, 1233 Westbank Expressway, Harvey, Louisiana, 70058, on June 17, 2026 at 10 o'clock a.m. the following described property to wit: A CERTAIN LOT OF GROUND, together with all the buildings and improvements thereon, and all of the rights, ways, privileges, servitudes, appurtenances and advantages thereunto belonging or in anywise appertaining, situated in the Parish of Jefferson, State of Louisiana, in that part thereof known as SHREWSBURY SUBDIVISION, in SQUARE 35, bounded by 18th Street, Arnoult Road, 19th Street and Severn Avenue, all as per plan of resubdivision of Adloe Orr, Jr. & Associates, C.E., dated December 15, 1964, annexed to Jefferson Parish Council Ordinance No. 6961, registered in COB 607, folio 915, Entry No. 317390, Conveyance Records of Jefferson Parish, Louisiana. And according to said plan, said lot is designated as LOT 12-A and is located and measures as follows: Said LOT 12-A forms the corner of 18th Street and Arnoult Road and measures thence 50.69 feet front on 18th Street, a width in the rear of 50.00 feet, by a depth and front on Arnoult Road of 145.00 feet, and a depth on the opposite sideline (nearer to Severn Avenue) of 136.67 feet. And according to a plat of survey by Everett V. Treigle, Jr. (Gilbert, Kelly & Couturie, Inc.), dated September 30, 1986, annexed to an act registered in COB 1581, folio 26, Instrument No. 86-51914, said Lot 12-A has the same location and dimensions as set forth above. Improvements thereon bear Municipal No. 3520 18th Street, Metairie, Louisiana 70002. This sale is subject to all superior security interests, mortgages, liens and privileges.
