JUDICIAL ADVERTISEMENT 24TH JUDICIAL DISTRICT COURT PARISH OF JEFFERSON STATE OF LOUISIANA NO: 869-256 WILMINGTON TRUST, NATIONAL ASSOCIATION AS TRUSTEE FOR TRYON STREET ACQUISITION TRUST I VERSUS DAVID L. GOMEZ A/K/A DAVID LEDEZMA GOMEZ A/K/A DAVID EDUARDO LEDEZMA GOMEZ AND GOMEZ & SONS PROPERTIES, LLC By virtue of and in obedience to a Writ of SEIZURE AND SALE from the 24th Judicial District Court, Parish of Jefferson, State of Louisiana, in the above numbered and entitled cause, dated October 13, 2025, I have seized and will proceed to sell to the highest bidder at public auction, at the Jefferson Parish Sheriff's Office Complex, 1233 Westbank Expressway, Harvey, Louisiana, 70058, on February 4, 2026 at 10 o'clock a.m. the following described property to wit: THAT CERTAIN PIECE OR PORTION OF GROUND, together with all the buildings and improvements thereon, and all the rights, ways, privileges, servitudes, appurtenances and advantages thereunto belonging or in anywise appertaining, situated in the Parish of Jefferson, State of Louisiana, in TERRYTOWN SUBDIVISION, NO. 1, being part of Oakdale Subdivision, Section "B", First Ward, all in accordance with the survey of Adloe Orr, Jr. & Associates, C.E., dated April 30, 1959, approved by the Jefferson Parish Council under Ordinance No. 4117, adopted July 2, 1959, registered in COB 482, folio 53, Parish of Jefferson, Louisiana, on July 15, 1959, and in Plan Book 36, folio 28, Office of the Clerk of Court of the Parish of Jefferson, Louisiana, which said property is more fully described as follows, to-wit: LOT NO. 6 in SQUARE NO. 20, bounded by Stumpf Boulevard, South Butterfly Circle, Blossom Street, Terry Parkway, Rue DeBeau and West Butterfly Circle, said lot begins at a distance of 319 feet from the intersection of Rue DeBeau and West Butterfly Circle, and measures thence 62 feet front on West Butterfly Circle, 59.19 feet in width in the rear, by a depth of 110 feet between equal and parallel lines. All as shown on survey of Adloe Orr, Jr. & Associates, C.E., dated August 24, 1960, a copy of which is annexed to an act before Edward V. Frayle, Notary Public, dated August 30, 1960, recorded in COB 514, folio 122. Also being more particularly described on a plan of survey made by Gilbert, Kelly & Couturie, Inc., Surveying and Engineering, dated October 19, 1981, a copy of which is annexed to an act before Hugh E. Humphrey, Notary Public, dated November 11, 1981, recorded in COB 1014, folio 999. And according to a survey by Landmark Surveying, Inc., J. F. Ruello, Land Surveyor, dated February 17, 1995, a copy of which is annexed hereto, said Lot 6 is situated in the same Parish, Subdivision and Square, and has the same location and measurements as hereinabove set forth, except that Rue DeBeau is now known as Rue DeBois; subject to restrictions, servitudes, rights-of-way and outstanding mineral rights of record affecting the property. This sale is subject to all superior security interests, mortgages, liens and privileges. TERMS - The full purchase price is due at the time of the sale.
