JUDICIAL ADVERTISEMENT 24TH JUDICIAL DISTRICT COURT PARISH OF JEFFERSON STATE OF LOUISIANA NO: 868-049 RESIDENTIAL CAPITAL PARTNERS SECURED LOAN FUND XII, LLC VERSUS KENTRELL CHARLES LINDSEY AND LEVITATE INVESTMENTS, LLC AND BLACK HAMMER HOLDINGS, LLC By virtue of and in obedience to a Writ of SEIZURE AND SALE from the 24th Judicial District Court, Parish of Jefferson, State of Louisiana, in the above numbered and entitled cause, dated August 25, 2025, I have seized and will proceed to sell to the highest bidder at public auction, at the Jefferson Parish Sheriff's Office Complex, 1233 Westbank Expressway, Harvey, Louisiana, 70058, on December 17, 2025 at 10 o'clock a.m. the following described property to wit: ONE CERTAIN LOT OF GROUND, together with all the buildings and improvements thereon, and all the rights, ways, privileges, servitudes and appurtenances thereunto belonging, or in anywise appertaining, situated in the VILLAGE OF HARVEY, Parish of Jefferson, State of Louisiana, according to a plan of said subdivision made by James S. Webb, C. E., dated August 18, 1938, and revised August 2, 1939, a copy of which plan is annexed to and made a part of an Act of Sale passed before Ernest M . Conzelmann, Notary Public, dated February 25, 1942, and according to said plan said lot is designated as follows: LOT NO. 3 of BLOCK 2, which said Block is bounded by Fifth Street, Destrehan Avenue and First Street (Avenue) and Tract No. 1, now or formerly of the Standard Oil Company, and which said lot measures 45.07 feet on First Avenue, 45 feet in width on the rear line, by a depth of 128.51 feet separating it from Lot No. 4, by 125.95 feet separating it from Lot No. 2. According to a survey made by Wilton S. Dufrene, Land Surveyor, dated October 24, 1972, resurveyed September 1, 1978, the above described property has the same location, designation and measurements as detailed hereinabove, said lot is also bounded by Sixth Street and said lot is shown to commence at a distance of 105.17 feet from the intersection of First Avenue and Fifth Street. This sale is subject to all superior security interests, mortgages, liens and privileges. TERMS - The full purchase price is due at the time of the sale.
