JUDICIAL ADVERTISEMENT 24TH JUDICIAL DISTRICT COURT PARISH OF JEFFERSON STATE OF LOUISIANA NO: 865-869 FIRST AMERICAN BANK AND TRUST VERSUS ROBERT COSTEA, AS INDEPENDENT ADMININSTRATOR FOR THE SUCCESSION OF ROBERT P. BELLFLOWER By virtue of and in obedience to a Writ of SEIZURE AND SALE from the 24th Judicial District Court, Parish of Jefferson, State of Louisiana, in the above numbered and entitled cause, dated June 17, 2025, I have seized and will proceed to sell to the highest bidder at public auction, at the Jefferson Parish Sheriff's Office Complex, 1233 Westbank Expressway, Harvey, Louisiana, 70058, on October 1, 2025 at 10 o'clock a.m. the following described property to wit: ONE CERTAIN CONDOMINIUM UNIT, being designated as Unit 13D of Chardonnay Village Condominiums, created pursuant to the Declaration creating Chardonnay Village Condominium, dated August 25, 1981, recorded in the Conveyance records of the Clerk and Recorder of the Parish of Jefferson, State of Louisiana as COB 1010, FOLIO 474 / INST. No. 982849, as designated and shown on plan of Joseph F. Varisco, Jr., Registered Land Surveyor, dated February 9, 1981, revised April 27, 1982 and July 27, 1981 annexed as Exhibit B to said declaration, together with its undivided percentage interest in and to the Common Elements of the Condominium as set forth in the Declaration on file and of record and subject to and with assumption of all terms, covenants, conditions, provisions, restrictions and obligations set forth in the Declaration as it exists or as from time to time amended in accordance with the terms of the Declaration. Krebs & Sons, Inc., dated January 4, 1973, revised May 7, 1973, approved by the City of Kenner, under Ordinance No. 1526, adopted May 14, 1973, registered in COB 789, folio 938, Jefferson Parish, dated January 4, 1973, revised May 7, 1973, said Parcel is designated as Parcel 22-A and measures as follows: Commencing at a Intersection of the Westerly right of way of Duncan Canal and the Northerly right of way of 35th Street (now West Esplanade Avenue) which is the point of beginning, measures thence North 01 degrees 05' 28" West a distance of 1611.35 feet to a point on the Southerly right of way line of Canal No. 11; thence measures south 87 degrees 53' 36" West a distance of 526.27 feet to a point; thence South 02 degrees 06' 24" East a distance of 78.18 feet to a point; thence South 016 degrees 59' 46" East a distance of 28.00 feet to a point; thence along the arc of a curve to the left having a radius of 234.00 feet (the long chord of which bears South 58 degrees 23' 53" West 118.01 feet) a distance of 119.30 feet to a point; thence along the arc of a curve to the right having a radius of 394.00 feet (the long chord of which bears South 11 degrees 24’ 39" West 509.67 feet) a distance of 554.25 feet to a point; thence along the curve of an arc to the right having a radius of 822.00 feet (the long chord of which bears South 45 degrees 44' 59" West a distance of 318.00 to a point thence; measures in an Easterly direction along the Northerly right of way line of 35th Street (now West Esplanade Avenue) a distance of 576.24 feet to the point of beginning.
