JUDICIAL ADVERTISEMENT 24TH JUDICIAL DISTRICT COURT PARISH OF JEFFERSON STATE OF LOUISIANA NO: 859-867 U.S. BANK NATIONAL ASSOCIATION, AS INDENTURE TRUSTEE, SUCCESSOR IN INTEREST TO WACHOVIA BANK NATIONAL ASSOCIATION, AS INDENTURE TRUSTEE FOR AEGIS ASSET BACKED SECURITIES TRUST 2004-6, MORTGAGE BACKED NOTES VS TOMAS BENCOMO SR., (A/K/A TOMAS BENCOMO) AND JUANITA BENCOMO FERNANDEZ (A/K/A JUANITA B. FERNANDEZ) By virtue of and in obedience to a Writ of SEIZURE AND SALE from the 24th Judicial District Court, Parish of Jefferson, State of Louisiana, in the above numbered and entitled cause, dated December 6, 2024, I have seized and will proceed to sell to the highest bidder at public auction, at the Jefferson Parish Sheriff's Office Complex, 1233 Westbank Expressway, Harvey, Louisiana, 70058, on Wednesday, December 10, 2025 at 10 o'clock a.m. the following described property to wit: One certain lot of ground, together with all the buildings and improvements thereon, and all the rights, ways, privileges, servitudes, appurtenances and advantages thereunto belonging or in anywise appertaining, situated in the Parish of Jefferson, State of Louisiana, in Live Oak Manor Subdivision, being a resubdivision of Live Oaks Plantation composed of part of Section 6, 36, and 37, Township 13 South, Range 22 East, Southern District, West of the Mississippi River, all in accordance with the survey of Subdivision Planning Engineers, Inc., by Plan Book 36, folio 22, office of the Clerk of Court for the Parish of Jefferson, Louisiana, on June 26, 1959, which measures as follows, to-wit: Lot No. 7, Square 25, bounded by Helis Drive, Delores Street, East Line of Subdivision and a 20 foot drainage servitude and Harry Street, which said lot commences at a distance of 335.63 feet from the corner of Helis Drive and Delores Street and measures thence 56 feet front on Helis Drive, the same width in the rear, by a depth of 95 feet between equal and parallel lines, all in accordance with the survey of J. L. Fontcuberta, Surveyor, dated July 6, 1960. All in accordance with survey of Mandle Surveying, Inc., dated September 24, 1984. This sale is subject to all superior security interests, mortgages, liens and privileges. TERMS - The full purchase price is due at the time of the sale.
