JUDICIAL ADVERTISEMENT 24TH JUDICIAL DISTRICT COURT PARISH OF JEFFERSON STATE OF LOUISIANA NO: 858-478 U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY, BUT SOLELY AS OWNER TRUSTEE FOR CITIGROUP MORTGAGE LOAN TRUST 2023-A VS DIANE OLIVER By virtue of and in obedience to a Writ of SEIZURE AND SALE from the 24th Judicial District Court, Parish of Jefferson, State of Louisiana, in the above numbered and entitled cause, dated October 15, 2024, I have seized and will proceed to sell to the highest bidder at public auction, at the Jefferson Parish Sheriff's Office Complex, 1233 Westbank Expressway, Harvey, Louisiana, 70058, on September 10, 2025 at 10 o'clock a.m. the following described property to wit: One certain lot of ground, together with all the buildings and improvements thereon, all the rights, ways, privileges, servitudes appurtenances and advantages thereunto belonging or in anywise appertaining, situated in the Parish of Jefferson, State of Louisiana, and forming part of Farm A-9, known as Townsite Number Three (3), Addition "A", on plan made by J. W. T. Stephens, C.E. & M.E., dated September 28, 1923, a copy of which is attached to an act before F. J. Tillotson, N.P., dated June 19, 1924, and according to a resurvey made by James S. Webb, C.E., dated May 19, 1924, the name of subdivision was designated as "Walkertown" and which plan was revised by Victorian A. Pitre, under date of March 8, 1944, so as to designated unnamed streets and according thereto said lot herein conveyed is designated by the Number 31 of Square Number Eight (8), which said square number eight (8) is bounded by Thompson and Beverly Avenues, drainage canal parallel lines levee and an 8.14 foot drainage ditch. Lot No. 31 measures 34 feet front on Thompson Avenue, same width in the rear, by a depth of 131 feet, between equal and parallel lines. Said revised plan by James S. Webb above mentioned is attached to an act of sale by Victorian A. Pitre to Earl Gaines passed before Clayton A. Hotard, N.P., dated March 8, 1944. All as more fully shown on plan of survey by John E. Walker, Land Surveyor, dated January 28, 1974, a copy of which is annexed hereto and made part hereof, and according to which Thompson Avenue is now known as 6th Avenue and Beverly Avenue is now known as Cross Street.
