JUDICIAL ADVERTISEMENT 24TH JUDICIAL DISTRICT COURT PARISH OF JEFFERSON STATE OF LOUISIANA NO: 847-562 U.S. BANK NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY, BUT SOLELY AS TRUSTEE FOR FIDELITY AND GUARANTY LIFE MORTGAGE TRUST 2018-1 VS ELGIN MATHIS By virtue of and in obedience to a Writ of SEIZURE AND SALE from the 24th Judicial District Court, Parish of Jefferson, State of Louisiana, in the above numbered and entitled cause, dated October 3, 2023, I have seized and will proceed to sell to the highest bidder at public auction, at the Jefferson Parish Sheriff's Office Complex, 1233 Westbank Expressway, Harvey, Louisiana, 70058, on September 10, 2025 at 10 o'clock a.m. the following described property to wit: A CERTAIN PIECE OR PORTION OF GROUND, together with all the buildings and improvements thereon and all of the rights, ways, privileges, prescriptions, servitudes, advantages and appurtenances thereunto belonging or in anywise appertaining, situated in the PARISH OF JEFFERSON, STATE OF LOUISIANA, formerly being a part of Lots 17 and 18 Destrehan Division, located in Section 56, T14E, R23E, and now known as SPANISH OAKS SUBDIVISION, PHASE 1, all as per plan thereof made by S. K. Landry, C.E., dated November 8, 1972, and approved by the Jefferson Parish Council under Ordinance No. 1100, on January 4, 1973, recorded in COB 780, folio 729 as per act of Dedication before Berhnardt C. Heebe, N.P., dated January 24, 1973, recorded in COB 781, folio 112, and in accordance with a plan made by S. K. Landry, C.E., dated September 7, 1973, adopted by the Jefferson Parish Council on October 4, 1973, under Ordinance No. 11393, and recorded in COB 801, folio 954, and according to the aforesaid plans, said property is more particularly described as follows: LOT 39, in SQUARE 16, which said square is bounded by Spanish Oaks Drive, Ramon Via (formerly Orbit Court), Matador Street and Sonora Via (formerly Trios Street). Lot 39 measures 40 feet front on Ramon Via, with a width in the rear of 115.76 feet, by a depth on the sideline adjacent to Lot 40 of 105.12 feet and by a first depth of 118.38 feet adjacent to Lot 38 and a second depth of 21.16 feet adjacent to Lot 24 on the opposite sideline. Lot 39 commences at a distance of 297.06 feet from the corner of Ramon Via and Spanish Oaks Drive. All as more fully shown on survey of S. K. Landry, Land Surveyor, dated February 12, 1976; subject to restrictions, servitudes, rights-of-way and outstanding mineral rights of record affecting the property.
