JUDICIAL ADVERTISEMENT 24TH JUDICIAL DISTRICT COURT PARISH OF JEFFERSON STATE OF LOUISIANA NO: 835-892 U.S. BANK TRUST, N.A., AS TRUSTEE FOR LSRMF MH MASTER PARTICIPATION TRUST II VS EDDIE A. MARROQUIN A/K/A EDDIE ALEXANDER MARROQUIN AND JUDITH A. MARROQUIN A/K/A JUDITH ANN YOUNG COOPER MARROQUIN By virtue of and in obedience to a Writ of FIERI FACIAS from the 24th Judicial District Court, Parish of Jefferson, State of Louisiana, in the above numbered and entitled cause, dated December 21, 2023, I have seized and will proceed to sell to the highest bidder at public auction, at the Jefferson Parish Sheriff's Office Complex, 1233 Westbank Expressway, Harvey, Louisiana, 70058, on November 5, 2025 at 10 o'clock a.m. the following described property to wit: THAT CERTAIN PIECE OR PORTION OF GROUND, together with all the buildings and improvements thereon, and all the rights, ways, privileges, servitudes, advantages and appurtenances thereunto belonging or in anywise appertaining, situated in the PARISH OF JEFFERSON, STATE OF LOUISIANA, in that part thereof known as NEYREY PARK EXTENSION, NO. 2, as per plan of subdivision made by J.J. Krebs and Sons, Inc., dated July 2, 1963, and approved by Ordinance No. 6249 of the Jefferson Parish Council on September 5, 1963 and registered in COB 579, folio 237, being part of Original Lot 4 of Rosedale Plantation. Said LOT is designed as LOT 15 of SQUARE 6, bounded by Neyrey Drive, West Esplanade Avenue (formerly Freeport Avenue), 13th Street, and North Turnbull Drive and commences 92.89 feet from the corner of Neyrey Drive and West Esplanade Avenue (formerly Freeport Avenue), and measures thence 60 feet front on Neyrey Drive, the same width in the rear, by a depth of 117.25 feet along Lot 16 and a depth on the opposite sideline of 117.03 feet. All in accordance with a survey by J.J. Krebs and Sons, Inc., C.E. & S., certified correct on January 13, 1970; subject to restrictions, servitudes, rights-of-way and outstanding mineral rights of record affecting the property. The improvements bear the municipal address 4416 Neyrey Dr, Metairie, Louisiana 70002. This sale is subject to all superior security interests, mortgages, liens and privileges.
