By virtue of a Writ of Seizure and Sale, directed by the Honorable The Eighteenth Judicial District Court, for the Parish of West Baton Rouge, in the above entitled and numbered cause, I have seized and proceed to sell by public auction, on the front steps of the West Baton Rouge Courthouse, 850 8th Street, Port Allen, Louisiana on WEDNESDAY, SEPTEMBER 23, 2026 at 10:00 A.M., the following described property, to wit:
One certain tract or parcel of land, together with all rights, ways, privileges and servitudes thereunto appertaining, and with all buildings and improvements thereon and belonging, lying, being and situated in Sections 20 and/or 21, T-8-S, R-12-E, Southeastern Land District, Parish of West Baton Rouge, State of Louisiana, and being more particularly described and designated as Lot CB-2, on a map of survey by John K. Laws, Jr., Professional Land Surveyor of Laws and Associates, Inc., dated November 7, 1990 entitled "Final Plat of Lots CB-1 Through CB-6 & Lot FB-1 Being the Subdivision of Tract CB and a Portion of a Parcel known as the Fortenberry Tract and being located in Sections 20 and 21, T-8-S, R-12-E, Southeastern Land District, West Baton Rouge Parish, Louisiana for John & Maudrie Bartney," a copy of which map of survey having been filed for record at Map Book 3, Entry 189 of the records of West Baton Rouge, and according to said map of survey said tract is described as follows:
Start at the intersection of the southerly line of Red Hat Rd. and the westerly line of S. River Rd. (La 988) (both right-of-way lines having been extended as a result of the dedication on said map of survey, the width of Red Hat Rd. being increased by 18 feet and the width of S. River Rd. being increased by 10 feet), which point is the northeast corner of Lot CB-1; thence South 27 degrees 39 minutes 23 seconds West a distance of 175.50 feet to a point marked by an iron pipe; thence South 28 degrees 15 minutes 32 seconds West a distance of 90.00 feet to a point and corner marked by an iron pipe; thence North 66 degrees 03 minutes 30 seconds West a distance of 299.82 feet to a point and comer marked by an iron pipe, which point is the point of beginning; thence on the same bearing and in the same direction a distance of 75.14 feet to a point and comer marked by an iron pipe; thence South 21 degrees 07 minutes 57 seconds West a distance of 95.90 feet to a point and corner marked by an iron pipe; thence North 65 degrees 58 minutes 46 seconds West a distance of 152.64 feet to a point and corner marked by an iron pipe; thence in northerly direction on a bearing of South 23 degrees 54 minutes 59 seconds West a distance of 245.03 feet to a point and corner marked by an iron pipe; thence South 65 degrees 05 minutes 01 seconds East a distance of 183.36 feet to a point and corner marked by an iron pipe; thence South 25 degrees 50 minutes 10 seconds West a distance of 50.03 feet to a point and comer marked by an iron pipe; thence South 66 degrees 05 minutes 01 seconds East a distance of 41.43 feet to a point and comer marked by an iron pipe; thence South 23 degrees 54 minutes 59 seconds West a distance of 99.56 feet to the point of beginning.
Lot CB-2 contains 1.209 acres and is bounded easterly by Lots CB-1 and FB-1, southerly by Lot FB-1 and Mack Lewis, now or formerly, northerly by Leotha Butler, now or formerly, and Lot CB-I and westerly by Lot CB-4 and subject to restrictions, servitudes, and building lines as shown on said map of survey.
