By virtue of a Writ of Seizure and Sale directed to me by the Honorable Judges of Civil District Court for the Parish of Orleans, in the above entitled cause, I will proceed to sell by public auction, on the ground floor of the Civil District Court Building, 421 Loyola Avenue, in the First District of the City on August 6, 2026, at 12:00 o'clock noon, the following described property to wit:

A CERTAIN LOT OF GROUND, situated in the FIRST DISTRICT of the City of New Orleans,

State of Louisiana, in Square 239, bounded by BARONNE, CARONDELET, CLIO and ERATO

STREETS, and according to the plan of E. Pille, Surveyor, dated October 13, 1893, said lot

commences at a distance of 127 feet, 10 inches, 6 lines from the corner of Erato Street and

Baronne Street, and measures thence 30 feet front on Baronne Street, by a depth of 127 feet, 8

inches, 0 lines between equal and parallel lines, said lot is designated as Lot 8 or 26.

According to a survey by Gilbert, Kelly & Couturie, Surveyors, dated May 16, 1977, attached to

an act before John D. Kitchen, N.P., dated 5/25177. NA #242 357, the said lot is located the

same distance from the corner of Baronne and Erato Streets and bears the same

measurements and lot and square numbers.

Being a portion of the same property acquired by Robert Louis Cangemi by act recorded at

Inst. 2014 18987, CIN 554977.

Improvements thereon bear the Municipal No. 1222 Baronne St, New Orleans, LA 70113.

WRIT AMOUNT: $1,053,540.43

Seized in the above suit, TERMS - CASH.

The purchaser at the moment of adjudication to make a deposit of ten percent of the purchase price, and the balance within thirty days thereafter. Note: The payment must be Cash, Cashier's Check, Certified Check or Money Order. No Personal Checks.
